Description
The International Residential Code (IRC 2018)covers all building, plumbing, mechanical, fuel gas, and electrical rules for single-family and double-family homes, as well as townhouses up to three stories. It helps builders, inspectors, and designers follow the latest safety and construction standards.
The 2021 edition includes important updates. A new seismic map shows less conservative Seismic Design Categories (SDCs) for Site Class A, B, or D. Another updated map shows the most conservative SDC for any soil type.
Townhouse rules now allow either a shared wall or two separate fire-resistant walls. If a home has an automatic sprinkler system and a basement escape route, basement sleeping rooms no longer need a separate emergency opening.If the home has an automated fire sprinkler system and the basement has an emergency escape opening or a second means of evacuation, then an emergency escape and rescue opening is no longer necessary in basement sleeping rooms.
